Our commitment to fire and building safety
Creating safe and secure homes is at the heart of all we do. We’re committed to building and fire safety, not just as a regulatory requirement, but as a shared responsibility that depends on openness, accountability, and lasting cultural change.
Since the tragic fire at Grenfell Tower, we’ve been on a journey to improve the way we manage safety across our homes. We’re investing in long term programmes to inspect, assess and, where needed, improve the safety of our buildings, with particular focus on our taller buildings - our higher-risk buildings (HRBs). But more than that, we’re working to embed a culture where safety is everyone’s priority - from our staff and contractors, to the residents living in our homes.
Our Building & Fire Safety Policy outlines how we’ll meet the regulatory framework for social housing and ensure compliance with relevant legislation by:
- Mitigating hazards and risks that may result in fire spread or structural issues in our buildings
- Protecting residents in our homes, visitors, staff, contractors, and the public, as far as reasonably practicable.
Building safety isn’t just about meeting regulations or fixing problems when they arise. It’s about actively managing risk, identifying potential issues early, putting the right controls in place, and continuously improving how we design, build, and maintain our homes.
This area of our website will tell you:
- How we manage safety in our HRBs and how we’re engaging with residents
- Details on our fire door programmes, fire risk assessments and subsequent protection works
- Information about our cladding remediation programme, including guidance for leaseholders around selling, staircasing or re-mortgaging
- How we investigate building safety concerns and complaints
- How we work in partnership with key stakeholders
- Fire safety tips and other resources.
This page supports residents, leaseholders and partners across the sector by making safety information clear, accessible and transparent.
This is part of our wider commitment to cultural change - ensuring that safety is not just about compliance but about communication, clarity and collective responsibility.
