Here’s how we make sure your home is safe:
We’ve a legal responsibility to carry out certain checks to ensure the home or building you live in remains safe.
Our contractors may visit if they’re in the area and we know a check is needed. We’re sorry we’re unable to always give notice of every visit.
All homes with a gas supply also have a gas service and safety check every year. We also inspect and test your electrical installations every four to five years.

If your smoke alarm is not working or if an alarm is missing in your home (you should have one on every floor of your home) please contact us, and we will arrange an appointment for this to be sorted.
You should have a carbon monoxide alarm in each room of your home that has a fixed combustion appliance.
A ‘fixed combustion appliance’ is defined as including fixed apparatus where fuel of any type (such as gas, oil, coal, wood) is burned to generate heat. This includes gas or oil boilers, and log-burning stoves. This does not include gas cookers.
If your carbon monoxide alarm is not working, please contact us and we will arrange an appointment to have it fixed.
Each building has its own Fire Risk Assessment which is carried out every one to five years. Contact us if you would like to receive a copy of the risk assessment report for your building.
Find out more about our approach to fire safetyWe will always give you at least 48 hours notice (usually more) when we need to visit you unless there is an emergency, such as a gas or serious water leak.
You’ve a duty to let us, or our contractor, into your home to allow us to carry out any repairs, inspections or checks. This is called providing ‘reasonable access’.
You must let us know if you’re unable to make an appointment and rearrange.
We may be forced to take action if you refuse to let us into your home, including going through court. That’s how seriously we take the safety of you and your neighbours. You’ll find further details in your tenancy agreement.
*We aim to go beyond meeting legal requirements to deliver best practice; making sure our people and homes are safe, and our partners and other stakeholders trust us.
Our Health and Safety Policy outlines our framework for managing H&S, and details responsibilities. It states how we’ll put into practice the aims of our Policy Statement.
